Asphalt Sealcoating — Rought Asphalt & Paving, Lake Norman NC

COMMERCIAL & RESIDENTIAL

ASPHALT SEALCOATING

A protective coal-black shield against sun, water, and wear.

THE SERVICE.

Sealcoating is the single most cost-effective way to protect asphalt pavement. A professionally applied sealer blocks UV rays that dry out and gray the asphalt, seals surface pores against water intrusion, and restores the deep black color that makes pavement look new.

Rought Asphalt & Paving applies commercial-grade sealcoat to parking lots and driveways throughout Lake Norman and Greater Charlotte. Surfaces are cleaned, vegetation is cleared, oil spots are primed, and cracks are filled before any sealer is applied — because sealcoating over problems just hides them.

For commercial properties, we seal in sections and during off-hours so your lot stays open. For homes, most driveways are cleaned and sealed in a few hours and ready for foot traffic the next day.

COMMON APPLICATIONS.

  • Commercial parking lot sealcoat programs (annual or biennial)
  • Residential driveway sealing
  • New asphalt — first sealcoat 6–12 months after installation
  • HOA and private road maintenance cycles
  • Prep-and-seal work before selling or leasing a property

WHY PROPERTY OWNERS CHOOSE ROUGHT.

01

Stops oxidation before it starts

UV rays dry out asphalt binder, turning pavement gray and brittle. Sealcoat blocks that damage and keeps the surface flexible.

02

Keeps water out

Sealed pavement sheds water instead of absorbing it — reducing freeze-thaw cracking and pothole formation.

03

Restores the black

Nothing transforms tired pavement faster. Sealcoating brings back a uniform, deep-black, freshly paved look at a fraction of replacement cost.

04

Cheapest pavement insurance there is

A few hundred to a few thousand dollars of sealcoating on a schedule can postpone resurfacing or replacement by years.

FREQUENTLY ASKED QUESTIONS.

How often should asphalt be sealcoated?+

Every 2–3 years for most parking lots and driveways in North Carolina's climate. High-traffic commercial lots often benefit from a 2-year cycle.

How long does sealcoating take to dry?+

Surface dries in 4–8 hours in good conditions. Keep vehicles off for 24–48 hours for a full cure. We schedule and cone areas accordingly.

Can you sealcoat over cracks?+

Cracks are filled first with rubberized crack filler, then the surface is sealed. Sealcoat alone is not a crack repair — proper prep is what makes it last.

What's the best time of year to sealcoat?+

Sealcoating requires warm, dry pavement — typically April through October in the Charlotte area. We monitor forecasts and won't apply product before rain.
